Zoning
Rights, exceptions, permits. The Zoning Ordinance permits certain land uses in each district as a matter of right. Other land uses may be allowed with approval of a special exception by the Board of Supervisors or a special permit by the Board of Zoning Appeals.
Consulting the ordinances. Copies of the Zoning Ordinance are available for public inspection at all public libraries and County Board of Supervisors' offices. They may be purchased at the Publications Center on the first floor of the County Government Center in Fairfax.
Changes and exceptions. All rezoning and special exception applications go through a two-step public hearing process before the Planning Commission and the Board of Supervisors. The public hearing process requires that notices be mailed to adjacent and surrounding property owners stating the time and place of the public hearing and the nature of the application. Public hearings are published on the Fairfax County home page (http://www.co.fairfax.va.us). The WEEKLY AGENDA* also publishes notice of all public hearings before the Planning Com-mission and Board of Zoning Appeals regarding applications. For additional information on changes in zoning and the public hearing process, contact the Zoning Evaluation Division at 324-1300.
